WELCOME TO HARTWELL LANDING RV PARK

To ensure a safe and enjoyable experience for all, please review our key policies and guest guidelines below. Our caring team is here to help make your stay relaxing and worry-free.


Park Policies


1. Check-In, Check-Out & General Information

  • All guests and visitors must check in at the main office upon arrival. All guests must agree to and sign these Terms & Conditions; e-signature in advance is encouraged.
  • RV check-in is at 1:00 p.m. Early check-in is not guaranteed. If available, an early check-in fee of $25 may apply.
  • Check-out is at 11:00 a.m. A $50 late check-out fee may apply. Failure to leave by noon on the scheduled check-out day may result in Holdover Occupancy charges described below.
  • If arriving after office hours, please call ahead to make arrangements.
  • Quiet hours are 11:00 p.m. to 8:00 a.m. Wind-down begins at 10:00 p.m.


2. Visitors & Children

  • Guests are responsible for the conduct of their visitors, and all visitors must follow these Rules & Regulations.
  • Day visitors must leave the park by 10:00 p.m.
  • There is no designated visitor parking area or visitor parking lot. Visitor vehicles must comply with all park parking rules.
  • Children under 17 must be accompanied by an adult. Parents and guardians are responsible for supervising their children and for their behavior.
  • Park staff are not responsible for supervising minors.
  • Battery-operated cars for minors are prohibited.


3. Guest Conduct

  • All guests and visitors must behave respectfully toward others. Conduct, language, displays, symbols, imagery, or phrases that offend, intimidate, attack, harm, or discriminate against another person are prohibited.
  • Racist, sexist, or otherwise discriminatory language and aggressive or violent behavior motivated by prejudice are prohibited.
  • Political or profane flags, stickers, garden displays, site décor, or other visible items are prohibited, as are hate symbols or imagery or phrases intended to incite discomfort or fear in others.
  • Non-aggressive displays celebrating personal identity are permitted.
  • Guests who fail to comply with a team member's instruction regarding prohibited conduct or displays may be immediately ejected without a refund.


4. Amenities & Natural Water

  • All guests and visitors use park amenities and facilities at their own risk. The Park is not responsible for injuries sustained while using amenities.
  • Amenities are open from 8:00 a.m. until 10:00 p.m., unless otherwise posted or closed.
  • Amenities are not monitored. Use them at your own risk.
  • Minors must be accompanied by an adult at all onsite amenities and in the swimming area.
  • All posted rules must be followed.
  • Amenities may be closed at any time, and no particular amenity is guaranteed to be available.
  • Swimming is at the user's own risk. There is no lifeguard on duty.
  • No glass containers are permitted in or around the lake or any other natural body of water.
  • If boating is offered, life jackets must be worn at all times.


5. Vehicles, Parking & Golf Carts

  • The park speed limit is 5 MPH for all motor vehicles.
  • Vehicles, including golf carts, may be driven only on park roads.
  • Parking is permitted at your reserved site or in designated parking areas.
  • Up to two motor vehicles are permitted at each site, depending on site size.
  • Vehicles must fit within the site and may not encroach on another site or be parked on roads.
  • Management approval is required for exceptions to parking rules.
  • All vehicles, RVs, trailers, and motorcycles must be registered and have current tags and must be operated safely.
  • Only one golf cart is permitted per site.
  • Golf cart drivers must have a valid driver's license. Guests must provide proof of liability insurance and a valid driver's license for anyone operating a golf cart.
  • Golf carts may not be driven after dark unless equipped with working headlights and tail/brake lights.
  • Manufacturer seating requirements must be followed.


6. Campsites & Property

  • Guests are responsible for keeping their site clean and uncluttered.
  • Leave your site as you found it and remove all debris before departure.
  • Landscaping, trees, wooded areas, and other property must remain undisturbed.
  • Cutting tree limbs or trees, including for firewood, is strictly prohibited.
  • Site conditions may be recorded before arrival and after departure. Guests may be charged for property damage, including applicable environmental costs and reasonable administrative fees.
  • Moving from one site to another is prohibited unless arranged with Management.
  • In an emergency, Management may move vehicles or belongings without notice or liability.
  • Guests must be able to remove their RV from the site with their own vehicle at any time when requested by staff for safety reasons.


7. Sewer, Septic & Holding Tanks

  • All RVs must use an approved sewer ring or sewer donut for sanitation.
  • Gray water may not be drained onto the ground.
  • Black tank valves must remain closed and tanks should be emptied only when full.
  • Empty sewer tanks with LOTS OF WATER. Use of a back-flush connection connected to the water supply is not permitted.
  • If a guest illegally dumps gray or black water on a site, the guest may be reported to the Department of Health.
  • Use only RV-appropriate septic chemicals and RV/Boat toilet paper.
  • Chemical-based holding-tank treatments are not permitted.
  • Formaldehyde-containing products are not approved.
  • Nothing other than RV/Boat toilet paper may be flushed into the septic system, including diapers, feminine products, textiles, trash, or cigarettes.
  • Regular household toilet paper is not permitted because it can negatively affect the septic system.


8. Campfires, Smoking, Firearms & Hunting

  • Campfires are permitted only in designated fire pits/fire rings and must be attended at all times.
  • Only firewood may be burned in fire rings.
  • Fire rings must not be moved because utilities may be located underground. Guests may be charged for replacement of a removed fire ring.
  • Smoking is prohibited in all park buildings and common areas. Cigarette butts must be disposed of immediately in designated receptacles.
  • Firearms, bows and arrows, fireworks, and similar items are prohibited on park property.
  • Hunting is strictly prohibited on park property.


9. Pets

  • Up to three pets are permitted per RV.
  • Only cats and dogs are permitted.
  • Pets must be well-behaved, non-aggressive, and current on vaccinations.
  • Pets must remain with their owner and on a leash at all times.
  • Owners must clean up after their pets and dispose of waste in the designated trash receptacles.


10. Trash & Cleanliness

  • Take all trash to the park dumpsters.
  • Trash must be bagged and tied.
  • Do not leave trash outside at any time.
  • Dumpsters are for daily park trash only. Household trash and large or bulk items are prohibited.
  • Guests may be charged for bulk-pickup costs for prohibited trash placed in or near dumpsters.


11. Alcohol & Illegal Drugs

  • Alcohol may be consumed in moderation at your site.
  • Possession or use of illegal drugs is strictly prohibited.


12. Mail & Packages

  • Hartwell Landing RV Park is not responsible for mail or packages delivered to the park for guests.
  • Guests who need to receive mail should use an outside service such as a local post office box, UPS location, or locker.
  • If a guest has no other option and receives mail at the park, Hartwell Landing RV Park and its team members are not responsible for receiving, delivering, loss, or theft.


13. Damage Policy

      Sites will be inspected at check-out. If vandalism or property damage is found, the card on file will be charged for necessary repairs.


14. Booking & Cancellation

  • Standard cancellation/deposit policy: 0–7 days before arrival — 100% deposit, equal to one night's stay.
  • Holiday cancellation/deposit policy: 0–7 days before arrival — 100% deposit, equal to one night's stay.


15. Holdover Occupancy

  • If a guest does not vacate the assigned RV site as required, Management may take reasonable steps to remove the Holdover Occupant and assist affected guests in finding comparable accommodations.
  • Holdover charges may include the cost of alternate accommodations, including applicable taxes and fees.
  • Holdover charges may also include other costs incurred because of the failure to vacate.
  • An administrative fee of $200 may be charged for internal costs associated with the holdover.


16. Wi-Fi

  • Wi-Fi reliability, availability, and security are not guaranteed.
  • Service may be interrupted because of upgrades, equipment issues, outages, or circumstances beyond the Park's control.
  • The Park does not provide technical support for connecting to the network.
  • Wi-Fi may not be used for illegal purposes.


17. Emergencies

  • In an emergency, call 9-1-1 and contact the Park office immediately.


18. Disclaimers & Ejection

  • Guests and visitors use the Park and its facilities at their own risk. Guests and visitors agree to hold harmless and indemnify the Park from loss, liability, and expense incurred by the camper, their family, visitors, or other members of their party.
  • Management shall not be liable for loss, damage, delay, death, or injury to persons or property arising from or related to acts, omissions, or representations concerning the Park, whether under contract, tort, negligence, strict liability, or otherwise, to the maximum extent permitted by law.
  • Management's liability for claims arising from a camping stay or the campsite is expressly limited to the total amount paid by the member to Management for occupancy. Management shall not be liable for special, consequential, liquidated, incidental, indirect, exemplary, moral, or punitive damages, even if advised of the possibility of such damages.
  • Management reserves the right to eject any person without refund for violating these Rules & Regulations or for conduct Management determines is likely to endanger the welfare, safety, harmony, or good reputation of the Park. Management may determine whether an ejected guest or visitor may return for a future reservation.


19. Dispute Resolution, Arbitration & Jury Trial Waiver

       PLEASE READ THIS SECTION CAREFULLY. IT PROVIDES THAT CERTAIN DISPUTES MUST BE RESOLVED BY BINDING ARBITRATION. IN ARBITRATION, YOU GIVE UP THE             RIGHT TO GO TO COURT, INCLUDING THE RIGHT TO A JURY AND THE RIGHT TO PARTICIPATE IN A CLASS ACTION OR SIMILAR PROCEEDING, EXCEPT AS EXPRESSLY           PROVIDED BELOW.


  • Any dispute relating to use or occupancy of the Park or these Rules & Regulations shall be resolved by individual arbitration unless you timely exercise the opt-out right below or an exception applies.
  • Disputes will be decided by a neutral arbitrator appointed by the American Arbitration Association (AAA), and the award will be final and binding, subject to applicable law.
  • You and Management waive the right to have a court or jury resolve an arbitrable dispute and expressly waive any jury trial.
  • Disputes must be arbitrated individually. Class, mass, collective, representative, and private-attorney-general proceedings are waived to the extent permitted by law.
  • Management may seek emergency injunctive relief from a court for circumstances or behavior it believes may threaten safety, security, reputation, data systems, or other park interests.
  • A guest may file an individual claim in small claims court in the guest's city of residence, provided the matter remains in small claims court and proceeds individually.
  • Either party may use available remedies to collect or accelerate a debt.
  • The arbitration is governed by the Federal Arbitration Act and administered by the AAA under its Consumer Arbitration Rules. The arbitration will generally be held in Hart County, Georgia, unless otherwise agreed or determined as permitted above.
  • Each party bears its own legal fees and expenses unless otherwise required by the AAA Rules or applicable law.
  • A party intending to file an arbitration demand must provide at least 30 days' notice and the parties agree to attempt good-faith negotiations during that period.
  • To opt out of arbitration, a signed letter must be sent within 30 days of accepting these Rules & Regulations to Hartwell Landing RV Park, 25 Brookdale Dr, Lavonia, Georgia 30553, ATTN: Arbitration Opt-Out, stating that the arbitration provision does not apply.
  • If a dispute is not subject to arbitration or is otherwise litigated in court, the parties waive the right to a jury trial to the maximum extent permitted by law.
  • To the maximum extent permitted by law, class, mass, collective, and representative actions are waived for disputes not subject to arbitration.
  • Claims not subject to arbitration are subject to the exclusive jurisdiction and venue of the courts of Hart County, Georgia, to the maximum extent permitted by law.


20. Governing Law & Extended-Stay Reservations

  • Matters relating to use and occupancy of the Park are governed by the laws of the state in which the Park is located, subject to the Federal Arbitration Act where applicable.
  • These Rules & Regulations, including the dispute-resolution provisions, are incorporated into any Month-long/Extended Stay Reservation, Rules & Regulations, Payment Schedule, and Information.
  • Where permitted by law, any non-arbitrable dispute is subject to the courts of Hart County, Georgia.


21. Acceptance & Changes

  • “We,” “us,” “our,” and “Management” refer to Hartwell Landing RV Park, LLC and its affiliates.
  • Acceptance of these Terms & Conditions means the camping party, their visitors, and anyone using the property or amenities are responsible for reviewing, understanding, and following these Rules & Regulations and all posted park rules.
  • Management may change these Rules & Regulations from time to time. Continued use of the Park after changes are posted, communicated, or otherwise made available constitutes acceptance of those changes.
  • If any provision is invalidated by law or court order, the remaining provisions remain in effect.

Sharon's New Orlean's roots influenced an unwavering passion for grass roots jazz music. Her love for live music lead to the creation of the highly popular monthly event; "Jazz Night", featuring resident vocalist, Pamela DeMarche-Scott and select seasoned jazz instrumentalists. The showcase takes place on the second Sunday evening of each month.

General Manager, Kim Hemsley, a 30 year dining & hospitality veteran not only oversees all operations of the restaurant, but curates unique monthly events such as "Tequila Dinner" & "Bourbon & Cigar". Kim's operational experience includes Darden Group, Ruth's Chris Steakhouse, Napa on Providence, and Brio Tuscan Grill.

As a breast cancer survivor and awareness advocate, she partnered with NFL player, Kurt Coleman, in 2014 for the launch of their breast cancer awareness event, raising over $500,000 YTD. This year will mark the 12th annual celebration and charity event.
